Confirm the pest before treating

Adult bed bugs are flat, oval insects, usually around 4–6 mm long before feeding. They are brown to reddish brown; young stages are smaller and paler. They do not fly or jump.

Bed bugs hide in narrow gaps around sleeping and resting areas and usually emerge to feed when people are resting. Mattress seams, bed frames, headboards, nearby furniture and fittings all deserve attention during an inspection.

They can travel in luggage, belongings and used furniture. An infestation is not a reliable sign of poor cleanliness and can affect well-managed accommodation.

Bites alone do not confirm bed bugs. Several pests and other causes can produce similar skin reactions. We look for physical evidence before recommending treatment.

Signs to report to your property manager

Insects and shed skins

Live bugs, pale cast skins or tiny pale eggs may be found in seams, joints and narrow crevices close to beds or seating.

Dark spotting

Small dark faecal marks can occur around mattress piping, headboards and bed-frame joints. Marks should be assessed alongside other evidence.

Guest or occupant reports

Record the affected room, date and findings. Keep a clear photograph or securely contained specimen where possible and arrange an inspection promptly.

How we approach bed bug treatment

1. Inspect and map the problem

We examine reported rooms and consider nearby rooms or connected areas where appropriate. We discuss previous treatments, room movements and access with the person managing the premises.

2. Agree a practical programme

The plan may include targeted insecticide applications and suitable physical measures. The choice depends on the inspection, building layout and infestation. We confirm the methods, preparation and costs before work begins.

3. Reinspect and follow up

Bed bugs and eggs can remain concealed. Planned revisits and monitoring help assess progress, address remaining activity and decide whether further work is needed.

A room spray alone is unlikely to deal with every hiding place. Preparation, access, coordinated housekeeping and follow-up are important parts of successful control. We do not promise an instant result or a fixed number of visits before assessing the property.

Preparation for hospitality and letting teams

Contain items before moving them

Avoid moving unsealed bedding, luggage, furniture or cleaning equipment into unaffected rooms. Follow the agreed bagging and laundry procedure, keeping clean and potentially infested items separate. Wash and dry suitable fabrics using the temperature and cycle advised, within their care limits.

Coordinate access and housekeeping

Nominate a site contact and arrange access to affected and any other recommended rooms. Clear access to beds, skirting boards and furniture carefully. We provide the preparation needed for the chosen treatment, rather than asking you to empty rooms indiscriminately.

Before discarding furniture, ask for advice. Moving an infested mattress or bed through a building can spread the problem. Treatment or managed disposal may be possible, depending on its condition and the infestation.

Aftercare and reducing the risk of spread

Keep people and animals out of treated areas for the specified period and follow all re-entry, ventilation and cleaning instructions. Do not wash away treated deposits, add other sprays or move room contents without discussing it with us.

Room availability should be managed around the agreed inspection and treatment programme. Reduced sightings alone do not prove that an infestation is cleared; we review findings and advise on the next steps.

Train staff to recognise signs

Housekeeping and maintenance teams can help identify concerns early when changing bedding and inspecting bed frames and headboards.

Record and report promptly

Keep room-specific records of reports and findings. This helps us target inspection and compare activity between visits.

Check incoming items

Inspect used furniture and remain alert to luggage-related introductions. Early reporting helps limit disruption and spread.

Bed bug treatment FAQs

Do you offer whole-room heat treatment?

Treatment options are confirmed following inspection. This page does not advertise a guaranteed whole-room heat service; we explain the methods suitable for your premises and the work included in your quotation.

How many visits will we need?

The number depends on the extent of activity, access, previous treatment, preparation and the method selected. Follow-up inspections are important because concealed bugs or eggs can be missed on an initial visit.

Should we move a guest or tenant to another room?

Contact the person managing the premises and seek prompt advice. Room decisions need to consider welfare and the risk of carrying insects in belongings. Avoid moving unsealed items or furniture into unaffected areas.

Should we use foggers or shop-bought sprays?

Please avoid adding treatments before we have advised you, and tell us what has already been used. Unsuitable applications may fail to reach harbourages and can interfere with the planned programme.

Can you identify bed bugs from bites?

No. Skin marks alone cannot reliably identify the cause. We inspect for insects and other physical evidence and may recommend monitoring when the findings are inconclusive.

Do you treat private homes?

We are not currently accepting direct domestic bookings for bed bug treatments. We can consider enquiries from commercial clients, including letting agents managing rental properties and hospitality businesses.
